Discount points are a way to prepay interest on your mortgage. By making a one-time payment, you will receive a lower interest rate for the life of the loan.
Points are 1% of the loan balance. If a borrower buys 2 points for a $200,000,000 home loan, the points will be worth $200,000,000 or $4,000,000.
Each lender is unique in how much of a discount points they receive, but generally the following is common across the industry.
Each point reduces the APR on the loan from 1/8 (0.125%) to 1/4 percent (0.25%) for the life of the loan. Usually 1/4 percent is default for fixed loans.
