What Credit Score Do Mortgage Lenders Use?

Smoke analyzed 170,000 mortgage loans processed between September 1 and November 7 to compare the rates borrowers could use for a 30-year fixed-rate mortgage, based on their credit scores.

725 to 750: Borrowers with credit scores above 725 are introduced to the next tier with lower interest rates. The median rate here dropped the least to 3.62 percent after remaining flat for borrowers with a credit score of at least 650. The 10 percent of borrowers with the highest mortgage rates in this group had rates of 4 percent or higher.

Above 750: The median rate for borrowers in this range is still 3.62 percent. But the range of rates given to borrowers is narrowest here, for borrowers with the best credit. The most expensive mortgages have rates of 3.88 and above.

Meanwhile, buyers with a credit score of 679 or lower will have their fees reduced, resulting in a better mortgage rate. For example, buyers with a FICO credit score of 620 with a down payment of 5% or less get a fee discount of 1.75% – down from the old fee rate of 3.50% for that bracket.
